Terms of Service

1. Acceptance

These Terms of Service (“Terms”) govern your use of Appraisal Report Audit (the “Service”), a product of Edge Realty Advisors, operated by Edge Realty Advisors LLC (“Company,” “we,” “us”). By creating an account or using the Service you agree to be bound by these Terms.

2. The Service

The Service uses an artificial intelligence system (provided by third-party model providers via the Vercel AI Gateway) to process residential appraisal reports you upload and produce a Word document containing findings, suggested commentary, and remediation language for your review. The Service is intended exclusively for credentialed real-estate appraisers and appraisal firms in the United States.

3. Not an Appraisal Review

The output of the Service is generated by an AI system. The output is not an appraisal review under USPAP Standards 3 or 4 and is not a substitute for the professional judgment of a credentialed appraiser. You are solely responsible for evaluating, accepting, editing, or rejecting every finding. Any use of the output in an appraisal report is at your discretion and on your professional responsibility.

4. Eligibility

You represent that you are a credentialed residential appraiser holding a current license in good standing in the state where you practice, or are the principal of an appraisal firm whose users are credentialed appraisers.

5. Subscription and Credits

The Service is sold in monthly tiers (Standard $25/mo with 5.0 credits; Premium $35/mo with 10.0 credits and access to higher-capability models subject to approval). Additional credits may be purchased in packs. Subscription credits expire 90 days after grant; pack credits do not expire. Each run consumes the credits shown for the selected model at submission; failed runs are refunded. See your dashboard for current model pricing.

6. Voice Training

At signup you may upload 3 to 10 prior reports as a voice-training corpus, used solely to build a voice-and-style profile for your account. Your corpus and profile are stored separately from those of other customers and are never used in processing another customer's reports.

7. Your Data

You represent that you have all rights necessary to upload Customer Content. Input PDFs and MISMO XML files are deleted 7 days after submission; output Word documents and structured findings are retained for 90 days; voice profiles and training corpora are kept for the life of your subscription plus 60 days. AI model providers process Customer Content through the Vercel AI Gateway under zero-data-retention agreements: they do not use it to train their models and do not retain it after the response is returned, except as required by law. Authorized Company personnel may access Customer Content to operate, support, and improve the Service; such access is logged.

8. Critique Feedback

When you submit Accept / Edit / Reject feedback on findings, we may use it to refine your voice profile and to identify patterns that improve the Service generally. Aggregated or de-identified patterns derived from feedback may be used to improve the base Service for all customers.

9. Output Ownership

Subject to your payment of fees, Company assigns to you all rights it holds in the output of a processing run as applied to your specific job. You are responsible for verifying its accuracy before relying on it.

10. Acceptable Use

You may not resell or sublicense the Service or its output, use it for any property you lack appraisal authority over, circumvent any law or professional standard, attempt to reverse-engineer the underlying AI model, or misrepresent the output as an appraisal review or as the work of another credentialed appraiser.

11. AI Disclosure

The Service uses an artificial intelligence system to produce its output. Every page of the output document carries a prominent disclaimer identifying it as AI-generated and not an appraisal review.

12. Service Availability

We use commercially reasonable efforts to maintain availability but do not guarantee uptime. We are not liable for delays caused by upstream provider outages (including the AI model providers or the AI gateway).

13. Term and Termination

Subscriptions continue month-to-month until canceled. You may cancel any time via account settings; cancellation is effective at the end of the current billing period and there is no prorated refund of the monthly fee. We may suspend or terminate for breach with notice. Upon termination your data is retained per Section 7 and then deleted.

14. Fees and Payment

Fees are in U.S. dollars and processed through Stripe, our payment processor. We do not store full payment-card numbers. Failed payments may result in suspension after notice.

Refunds and cancellation. You may cancel at any time from your account settings; cancellation takes effect at the end of the current billing period and monthly fees already charged are non-refundable and not prorated (see Section 13). Credits consumed by a processing run that fails on our side are restored to your balance, as described in Section 5. To request a billing correction, contact support@appraisalreportaudit.com.

15. Disclaimers

The Service is provided “as is” and “as available.” To the maximum extent permitted by law, Company disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. Company does not warrant that the output is accurate, complete, or free of error.

16. Limitation of Liability

To the maximum extent permitted by law, Company's total liability for any claim arising from the Service will not exceed the greater of (a) fees you have paid Company in the 12 months preceding the claim or (b) $100. Company is not liable for indirect, incidental, consequential, or punitive damages.

17. Indemnification

You agree to indemnify Company against claims arising from your use of the Service in violation of these Terms, your use of the output in your professional work, or Customer Content you upload.

18. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-laws principles. Any dispute will be resolved exclusively in the state or federal courts located in Orange County, Florida.

19. Changes

We may update these Terms from time to time. Material changes will be communicated by email and posted on the Service at least 14 days before they take effect.
